New development of a warehouse complex, situated on the Aarbergerweg in Rijsenhout, with  a total surface area of 1,445 sq m, to be divided over two units of respectively approx. 420 sq m and 590 sq m warehouse space and respectively approx. 215 sq m and 220 sq m office space. It is expected that construction will be completed by August, 2020. The units are, among other things, provided with 4 electrically operated overhead doors, a clear height of approx. 8 m, a smooth-finish concrete floor and a floor load of 2,500 kg/sq m, as well as a concealable area for loading and unloading at the back of the building. The state of delivery of the units will be determined upon agreement. The office space features will definitely include a suspended ceiling with LED lighting fixtures, windows that open, separate toilet and a pantry. The office space can be expanded if required. The units come with 20 parking places each, situated on private ground. It is possible to join both units together as well.


Location

Nieuw te bouwen bedrijfscomplex gelegen aan de Aarbergerweg in Rijsenhout van in totaal 1.445 m², te verdelen in twee units van respectievelijk ca. 420 m² en 590 m² bedrijfsruimte en respectievelijk ca. 215 m² en ca. 220 m² kantoorruimte. Naar verwachting zal de bouw in augustus 2020 gereed zijn. De units zijn onder meer voorzien van 4 elektrisch bedienbare overheaddeuren, een vrije hoogte van ca. 8 m., een glad afgewerkte betonvloer met een vloerbelasting van 2.500 kg/m² alsmede een afsluitbare laad-losruimte aan de achterzijde van het pand. Het opleveringsniveau van de kantoorruimtes wordt in nader onderling overleg vastgesteld. De kantoorruimte zal in elk geval voorzien zijn van onder andere een systeemplafond met LED-verlichtingsarmaturen, te openen ramen, een gescheiden toiletgroep en een pantry. Indien gewenst kan de kantoorruimte wordt uitgebreid. Bij de units behoren elk 20 parkeerplaatsen gelegen op eigen terrein. De units kunnen ook aan elkaar gekoppeld worden.

Parking

Each unit comes with 20 parking places.


State of delivery

The warehouse space features will include:

  • clear height of approx. 8.00 m;
  • 3 electrically operated overhead doors per unit (height approx. 4.20 m) at the front of the building;
  • 1 electrically operated  overhead door per unit at the back of the building in order to offer a
    closed-off area for loading and unloading.
  • heating by means of floor heaters or gas heaters;
  • smooth-finish concrete floor with a floor load of 2,500 kg/sq m;
  • LED lighting fixtures.

 

The state of delivery for the office unit will be agreed upon. The office unit features will definitely include:

  • suspended ceiling with built-in LED-lighting fixtures;
  • windows that open;
  • separate toilet;
  • pantry.

Rental price

  • The rent for the warehouse unit is € 75 per sq m per annum, excluding VAT and service charges.
  • The rent for the office space is € 125 per sq m per annum, excluding VAT and service charges.
  • The rent for the parking places is € 350 per parking place per annum, excluding VAT.

 

Lessor and Lessee explicitly declare that in determining the rent, the rent level is based on the starting point that Lessee will permanently utilise a minimum percentage as determined by law (or at a later stage to be determined) of the leased space for purposes giving rise to VAT deductions, so that taxed rent may be opted for.


Service charges

Lessee has his/her own connections for gas, water, and electricity. Service charges for further services will be determined upon agreement.


Zoning plan

The complex falls under the 2015 zoning plan “Rijsenhout and surrounding area” , with the destination “Company”. The zoning plan and zoning rules/regulations are available upon request.


Acceptance

Approx. 12 months after reaching agreement.
