Information

Office space in a modern and luxurious building with a restaurant on the ground floor, the Sandwich Hub. The restaurant has a separate conference facility that can be rented and catering, inside or outside the building, is also possible. More information can be found on www.sandwichhub.nl. Park Schiphol-Rijk is an office park in a very carefully kept environment with spacious water features and associated vegetation. The park accommodates three hotels, including the Radisson Blu, with various meeting facilities. The hotels have shuttle bus services from and to Schiphol Airport. Furthermore, CompaNanny has a location with a nursery and day-care facilities outside school hours (compananny.nl). Park Schiphol-Rijk has a park management organization. Characteristic for this is a coordinated, joint use of all the facilities on a business park. Services such as the maintenance of the public and private areas, green and water facilities, and security are taken care of by the park management on behalf of the Cooperation.


Location

The office park is located at the foot of the exit of the highways A44/ A4/A5 to Amsterdam, Haarlem, The Hague and Rotterdam at the new N201. Beside this, the location is also easy accessible from the highway A9 and from Amstelveen. Schiphol Airport can be reached by car and public transport within a few minutes. Public transport to and from Park Schiphol-Rijk is operated by ConneXXion and Sternet. In rush hours the busses have a frequency of every 7 minutes and outside rush hours every 15 minutes. Surface area

The total surface area of Columba building is approx. 4.000 sq.m., of which the following office space is available at the moment:

3rd floor:
several small scaled units from approx. 30 sq.m.: separate project information is available.

4th floor:
approx. 646 sq.m.: this is a complete floor with an industrial/creative appearance and outdoor space (balcony).


Parking

The building has 130 parking places, spread over the parking garage and the parking deck, both closed by barriers. The parking deck will be equipped with an electric charging station. Visitors can also park on the deck. Lessee can hire parking places on the deck as well in the parking garage on the basis of 1 parking place per 30 sq.m. rented office space. In front of the building at the Boeingavenue there are also (public) parking places available.


State of delivery

The building/office space is among others provided with:

  • very representative entrance with atrium;
  • access control system;
  • restaurant/meeting facility;
  • two elevators;
  • peak cooling;
  • double men’s room and double ladies toilet per floor;
  • windows that can be opened;
  • glass fibre.

Rent level

The rent level for the office space is € 150,–  per sq.m. per year excluding VAT and service charges. The rent level for the parking places is € 750,– per place per year excluding VAT.

Lessor and Lessee explicitly declare that at the determination of the rental price, the starting point is that the Lessee will permanently use the leased space for the by law determined (or at a later stage to be determined) minimum percentage for purposes giving entitlement to VAT deduction.


Service charges

The service charges are € 35,– per sq. m. per year excluding VAT as an advance payment with a yearly settlement, inclusive the electricity use in the rented space.
