In this complex are two warehouse units of approx. 710 sq m and approx. 945 sq m each with approx. 220 sq m office space available at the moment. It is possible to combine the units with each other. The entrance of the offices and the parking places situated on the deck are accessible via the ramp in the middle of the building. For the combined units, the corresponding office space is accessible from the warehouse via an interior staircase as well. The warehouse features 3 overhead doors, as well as 2 loading docks at the backside of the building. The total surface area of the complex is approx. 6,000 sq m warehouse space and approx. 2,400 sq m office space. The area is located at the foot of the exit of the A44/A4/A5 highway to Amsterdam, Haarlem, The Hague and Rotterdam, at the new N201. The location is easily accessible from the A9 highway and Amstelveen as well. Schiphol Airport is only a few minutes away by car or public transport. Public transport to and from Park Schiphol-Rijk is operated by ConneXXion and Sternet. The busses have a frequency of every 7 minutes during rush hour, and every 15 minutes outside of rush hour. Unit 1 comprises:

Unit 2 comprises:

The warehouse space features include:

Rental price

The rent is:
For the warehouse space:  € 75 per sq m per annum;
For the office space: € 115 per sq m per annum;
excluding VAT and service charges.

Parking places: € 350 per place per annum, excluding VAT.

Lessor and Lessee explicitly declare that in determining the rent, the rent level is based on the starting point that Lessee will permanently utilise a minimum percentage as determined by law (or at a later stage to be determined) of the leased space for purposes giving rise to VAT deductions, so that taxed rent may be opted for.

Service charges

The service charges are:
€ 35 per sq m per annum for the office space without airco units.
€ 39 per sq m per annum for the office space with airco units.
€ 15 per sq m per annum for the warehouse space.

All amounts excluding VAT. These are fixed amounts, no calculation will take place afterwards.
