Breguetlaan 8-14; in a small-scale office pavilion of approx. 2,090 sq m in total is approx. 736 sq m office space available situated on the 1st floor, divided over 3 units that can be combined with each other.

The pavilion is situated on Sky Park business park, adjacent to the runway on the east side of Schiphol Airport. Sky park consists of various detached office and warehouse pavilions, which are built in the same style.


Location

The pavilions are situated at a visible location directly on the Fokkerweg and the Waterwolftunnel to Aalsmeer. From the highway A9 Amstelveen-Schiphol Oost and the exit Hoofddorp of the highways A4/A44 and A5, the pavilion is easily accessible in approx. five minutes by car via the N201 and/or the Fokkerweg.

A bus stop of bus 180/181 (Circle Line Schiphol) is located in the immediate vicinity of the business park and departs every 8 minutes from and to Schiphol Airport. An HOV (High-Quality Public Transport) line (Schiphol-East/Oude Meer/Schiphol-Rijk) is expected to be completed by mid-2022. During rush hours, 4 bus lines use the bus lane, including Schipholnet electric buses. A total of 34 buses per hour travel on this bus lane and travelers can quickly travel to and from the Schiphol-Noord, -Zuid and -Plaza interchanges during rush hour.

An indication of the rental price is:

storage                       :     €   85 per sq m per year;

office units                :     € 105 per sq m per year;

excluding VAT and service charges.

The rental price will be determined later based on the wishes of the tenant.

The rental price for the parking places is € 750 per place per year excluding VAT.

Lessor and Lessee explicitly declare that in determining the rent, the rent level is based on the starting point that Lessee will permanently utilise a minimum percentage as determined by law (or at a later stage to be determined) of the leased space for purposes giving right to VAT deductions, so that taxed rent may be opted for.


Service charges

The service charges will be determined in consultation.


Acceptance

At short notice, depending on the desired delivery level.
