Information

The magnificent Central-building is part of the Orion Campus complex and has a total surface area of approx. 5,200 sq m. The complex comprises a total of three buildings, Central, East and West with a beautifully landscaped and well-maintained garden within close proximity to the Zuidtangent bus stop and a joint parking garage with a very generous parking norm. Partitional letting is possible per floor from approx. 1,065 sq m. The building is currently being completely renonated and modernised after which it will adhere to the highest standards, sustainability being one of them. In addition to the parking garage, there are also (visitors) parking places on the parking deck. From the parking garage, users have direct access to the offices through a key card system. Location

With both the new exit to the A4 (Amsterdam-Den Haag-Rotterdam) and the A5 (Haarlem) at only a few car minutes away, the area offers excellent access to major roads. Right next to the complex, accessible via footbridge, is a bus stop for the Zuidtangent bus line. This high speed, dedicated bus lane service connects Haarlem (via Schiphol) to Amsterdam-Zuidoost (line 300) and Nieuw-Vennep to Schiphol Airport and Amsterdam- Zuid WTC (line 310) and guarantees perfect access via public transport. Surface area

The Central-building has a total surface area of approx. 5,200 sq m, divided as follows:
ground floor      –        approx.    930 sq m;
1st floor               –        approx. 1,065 sq m;
2nd floor             –        approx. 1,068 sq m;
3rd floor              –        approx. 1,068 sq m;
4th floor              –        approx. 1,068 sq m.

 

Partitional letting is possible per floor of approx. 1,065 sq m.

In the parking garage of the building is approx. 560 sq m expedition/warehouse space availabe. This space is connected by an internal staircase from the bar and will be furnished according to the wishes of the tenant(s) with general amenities for the building such as a meeting center, gym or company restaurant.


Parking

The available parking places are situated on the parking deck and in the parking garage below the building. These will be made available to lessee based on the very generous parking norm of 1 place per 33 sq m rented office space.


State of delivery

The complex/ office space is among other things provided with:

  • representative entrance hall with mezzanine;
  • luxurious elevators;
  • large windows ensuring optimal natural light;
  • new suspended ceiling with LED lighting;
  • renovated sanitary facilities;
  • peak cooling combined with heat pump;
  • meeting space with a coffee bar and outside terrace.

 

Lessor intends to realize meeting rooms and a gym in the complex.

 

Further state of delivery will be determined in consultation between lessor and lessee.

 

The building will be provided with energy label A after renovation.


Rental price

The rental price for the office space is    € 195 per sq m per year;
The rental price for the archive space is €   90 per sq m per year.
Excluding VAT and service charges.

The rental price for the parking places is € 1,100 per place per year excluding VAT.

Lessor and Lessee explicitly declare that in determining the rent, the rent level is based on the starting point that Lessee will permanently utilise a minimum percentage as determined by law (or at a later stage to be determined) of the leased space for purposes giving rise to VAT deductions, so that taxed rent may be opted for.


Service charges

The service charges will be determined by mutual agreement.


Acceptance

Available after completion of the renovation approx. mid-2020.
